The ones that uncover details you won’t find in the brochure and help you decide if the property is truly worth pursuing.

Here are 9 questions we recommend asking and why they matter.

1. Is it an owner-occupier property or a tenanted property?

A good one to ask right up front. If it’s owner-occupied, you’ll usually get vacant possession at settlement. If it’s tenanted, check when the lease ends. Investors might see this as a bonus if there’s a reliable tenant already in place, but for buyers wanting to move in, it can delay things.

2. Why is the vendor selling?

People sell for all different reasons -upsizing, downsizing, relocating, financial changes, or a shift in investment strategy. Knowing the “why” can give you a feel for their motivation and whether they might be flexible on price or terms.

3. What is the vendor’s preferred settlement timeframe?

Sometimes, matching the settlement date they want is enough to tip the deal your way, even if your offer isn’t the highest. Quick settlement, long settlement, whatever it is, knowing upfront can help you position your offer to suit them.

4. How many offers have been received so far?

Strong competition means moving quickly and having a solid offer ready. If there aren’t many offers, you may have more room to negotiate.

5. When do offers close?

Some properties have a set deadline, others are “first in, best dressed”. If there’s a deadline, you’ll know exactly how long you’ve got for due diligence. If not, be aware it could be sold without much notice if a strong offer comes in early.

6. How long has the property been on the market?

A fresh listing might mean the seller is holding firm on price. If it’s been sitting for a while, it could be overpriced, poorly marketed, or there’s something about the property that’s turning buyers away. Either way, it’s useful context before making an offer.

7. Are there any known issues or maintenance items?

Even with a building and pest inspection planned, ask the agent outright. Repairs, pest activity, unapproved structures, compliance notices… the list goes on. Knowing these upfront helps you make informed decisions and adjust your offer if needed. If they mention anything, you can factor it into your decision and your offer.

8. What’s included in the sale?

Don’t assume everything at the open home will be there at settlement. Fixtures usually stay (things like built-ins, fixed lighting, and curtain rods) but sheds, cubby houses, or pool equipment can sometimes be excluded. If it’s important to you, have the agent confirm it’s included.

9. What are the current running costs?

For owner-occupiers, this helps with budgeting. For investors, it’s essential for calculating returns and yields. Find out about council and water rates, strata fees (if applicable) and insurance premiums – especially if the property’s in a flood or bushfire-prone area. Whilst they may not have all the answers, unusually high costs could affect your budget or yield.
