If you’ve been following the property market lately, you’d be forgiven for feeling uncertain. One day the headlines are warning about government policy changes. The next they’re talking about interest rates, affordability, buyer confidence or slowing market conditions.

While these stories attract attention, they don’t always provide the full picture.

And yes—the latest data from Cotality shows national dwelling values eased by 0.6% over the past month.

But that’s only part of the story.

Over the past 12 months, national dwelling values are still 6.0% higher. Brisbane remains up 17.3%, Adelaide 11.6% and Perth 23.9%. Those figures are a timely reminder that national headlines rarely tell the whole story.

So what’s really going on?

One of the biggest mistakes investors make is allowing short-term sentiment to influence long-term decisions. Sentiment changes quickly. Fundamentals change slowly.

Market sentiment is driven by emotion. It’s influenced by media coverage, economic announcements and uncertainty. Sentiment can change overnight.

Fundamentals are different. They are the long-term factors that influence the supply and demand of housing and ultimately shape property values over time. Despite the recent headlines, many of the structural drivers that have supported Australia’s property market for decades remain firmly in place.

  • Housing supply continues to fall short of demand.
  • Population growth continues to increase the need for housing.
  • Building costs remain elevated, making it more expensive to deliver new homes.
  • Labour shortages continue to restrict construction activity.
  • Rental markets remain tight across many regions, with low vacancy rates supporting rental demand.

These aren’t short-term issues. They are structural challenges that have been building for years.

Headlines create emotion. Strategy creates results.

Every property cycle has its share of negative headlines. History shows that periods of uncertainty often create opportunities for well-prepared buyers. When confidence softens, buyers can face less competition, have greater negotiating power and enjoy more choice.

That doesn’t mean every property represents good value. Far from it. Markets like these reward careful research, disciplined decision-making and quality property selection. This is where strategy becomes far more important than trying to predict tomorrow’s headlines.

Not every market is moving the same way

Australia doesn’t have one property market.

It’s easy to assume the entire Australian property market is struggling when headlines focus on Sydney or Melbourne.

Yet the latest Cotality figures tell a different story. While Sydney and Melbourne recorded monthly declines, Brisbane, Adelaide and Perth have continued to deliver strong annual growth.

That’s exactly why we assess every market on its own merits rather than relying on national headlines. While some locations experience slower growth, others continue to perform strongly because their local fundamentals remain sound.

That’s why understanding local supply, demand, infrastructure, employment, demographics and rental conditions is far more valuable than reacting to national headlines
