Every week, we sit down with first home buyers who’ve been searching for months. Some are exhausted. Some are frustrated. Some are about to sign on something they’re not quite sure about… because they just want it to be over.

1. Falling for the shiny new build

New apartments. House-and-land packages. Off-the-plan brochures with rooftop pools and rental guarantees.

They look perfect. Until reality hits.

We’ve seen first home buyers settle on a brand-new property only to find it was worth less than they paid, because the developer’s price quietly included marketing margin, agent commissions, and stamp duty buffers. Add oversupply from the identical units next door, and growth stalls for years.

Established homes in well-located streets, with land value and scarcity, almost always outperform over the long run.

2. Choosing the suburb before doing the work

“We love Terrigal.” “My sister lives in Woy Woy.” “We had a great holiday in Avoca once.”

These are fine starting points… but they’re not a strategy.

The Central Coast is not one market. It’s dozens. Each suburb has its own growth drivers, its own risks, its own buyer pool. Often, buying one street over can be a mistake.

Before you lock onto a location, pressure-test it. Growth trajectory, infrastructure, demand drivers, resale story. The coffee strip won’t save you if the fundamentals don’t stack up.

3. Skipping the due diligence

The listing photos won’t tell you about flood overlays. The open home won’t reveal the bushfire zoning. The selling agent probably won’t walk you through the easement across the back fence.

4. Trusting the “free” agent

The sales agent at the open home is charming, helpful and seems like they’re on your side. They’re not.

They legally work for the vendor, and their job is to get the highest possible price for the property they’re selling.

That’s not wrong. It’s just not your team.

First home buyers without independent advice often pay tens of thousands more than they needed to… simply because no one on their side knew how, or when, to push back.
