Housing options for owner-occupiers
Kincumber offers a solid mix of housing for owner-occupiers, from established family homes on larger blocks to a meaningful share of townhouses and a smaller number of units, set against a backdrop of bushland reserve. It's a predominantly house-first suburb that suits buyers after a family home with a bit more room to move, without being far from the coast. If you're after a Central Coast acreage, Kincumber isn't the suburb for it, but its central position and range of dwelling types make it a practical option for a broad mix of buyers.

A central, steadily growing suburb
Kincumber's SEIFA scores (the ABS's measure of relative socio-economic advantage) have sat close to the mid-point of the scale across most Census periods since 2001, easing slightly in 2016 before climbing to their highest level yet in 2021. That tracks with the income data: median weekly household income nearly doubled from $696 in 2006 to $1,321 by the 2021 Census, with the current estimate now at $1,473 a week. It's also worth noting for due diligence: public and community housing makes up 4.36% of dwellings (143 properties), which classes as a small proportion, concentrated mostly in semi-detached homes (51.05%) and houses (45.45%) rather than apartments.
Getting around
Kincumber is around a 15 minute drive to Gosford train station, or a 20 minute drive to the M1 motorway, which connects to both Sydney and Newcastle.
