What it's like to live in Killarney Vale

Killarney Vale is a small, settled suburb. Just over 3 square kilometres, home to around 7,491 people, and growing steadily rather than suddenly. The mix of owners and renters has barely moved in twenty years.

Roughly 7 in 10 households here are owner-occupiers, not renters. That ratio has held for two decades. If you want a neighbourhood where people put down roots instead of moving through every couple of years, this is one of them. Household size has stayed consistent too, sitting at 2.6 people since the mid-2000s, in line with a family suburb rather than a transient one.

It's also a house-first suburb. 92% of dwellings are separate houses, with only around 8% townhouse-style and next to no apartments. If part of the reason you're leaving the city is wanting an actual backyard instead of a balcony, Killarney Vale delivers that as the default, not the exception.

The top occupations locally are Technicians and Trades Workers (17%), Professionals (17%) and Community and Personal Service Workers (14%). The leading industries are Other Social Assistance Services, Hospitals (excluding psychiatric) and Aged Care Residential Services. It's a working, family-oriented population with strong ties to the area's healthcare and community services employers, which also explains why the local hospital and aged care sector show up so often in local employment.

Crime sits low here too. A score of 22 out of 100, where a higher number means more crime. Often one of the first things families check before deciding to move.

Housing options for owner-occupiers

Killarney Vale offers a genuinely affordable way into coastal living. You'll find houses, townhouses, retirement living and a handful of larger waterfront properties, though if you're after a Central Coast acreage, this isn't the suburb for that. Around 3% of dwellings are social housing, 89 in total, a modest share by regional standards. Even that follows the suburb's house-first character, with 87.6% houses and 12.4% semi-detached.

For units, only the current median ($767,500) and the 20-year average annual growth (4.99%) are available. Sales volumes for units here are low enough that shorter-term figures simply aren't reported.

Houses are typically selling in around 15 days, down from roughly 42 days a year ago and 68 days three years ago. That's a strong signal of buyer interest in family homes here. Against its neighbours, Killarney Vale remains one of the more accessible entry points to Tuggerah Lake and beach-side living on the Central Coast, well under the waterfront premiums you'd pay in Bateau Bay or Blue Bay.

Renting in Killarney Vale

If you're relocating and renting first, or thinking about a granny flat or room rental arrangement to help with a mortgage, median rent for a house here is $665 a week, up 6.40% in the past year and 37.68% over five years. Units sit at $535 a week, up 1.90% over the year and 25.88% over five years. Demand has outpaced advertised supply here for some time.

Killarney Vale Schools and childcare

Private schools

There are a number of private schools near Killarney Vale, including Our Lady of the Rosary Catholic School Shelly Beach (K-6), St John Fisher Tumbi Umbi (K-6), St Peter's Catholic College Tuggerah (7-12) and Central Coast Grammar School Erina Heights (K-12). Further out towards Gosford and the northern end of the Central Coast, you'll find more private options for both primary and high school.

Public schools

Killarney Vale is also home to two government primary schools within the suburb itself, Brooke Avenue Public School and Killarney Vale Public School. Families here aren't limited to a drive for the early years.

Early learning and childcare

For families with younger children, there are four childcare and out of school hours care services based in the suburb: Barefoot Explorers, Cubby OOSH at Killarney Vale, Grow Early Learning Centre and YMCA Brooke Ave OSHC. A solid spread for a suburb this size, and one less thing to factor into the daily commute.

Health and everyday amenities

Killarney Vale has its own public healthcare facility, Long Jetty Health Care Facility on Wyong Road, with larger hospitals and specialist services a short drive away in Gosford. Combined with the main shopping strip and the dining options a few minutes away in The Entrance and Long Jetty, day to day life doesn't require heading far from home. Erina and Tuggerah's larger retail centres are close enough for the bigger shop.

A neighbourhood that's steadily improving

Killarney Vale isn't a suburb that's suddenly been discovered. It's one that's been quietly, consistently improving. Median household income has more than doubled since 2006, from $735 to $1,524 a week, and the suburb's socio-economic profile has trended upward across every Census since 2001. It's still below the national "above average" mark, but the direction is consistently up, not flat and not falling. That points to the area gradually attracting more higher-income households without losing its affordable, family character. House values have followed a similar steady path rather than a boom-bust pattern, which for someone buying to live in, not flip, is the kind of gradual, well-supported growth that suggests the suburb will keep holding its value.

Getting around

Killarney Vale is a 12 minute drive to Tuggerah train station or a 15 minute drive to the M1 motorway, which connects to both Sydney and Newcastle.
