Unlike some of its neighbours, Erina has gradually shifted towards a higher share of renters, up from 25% of households in 2001 to 34% in 2021, with owner-occupiers easing from 75% to 66% over the same period. Household size has stayed compact and steady at around 2.1 to 2.2 people throughout, in keeping with a suburb that skews towards smaller households and higher-density living than some of the surrounding beachside suburbs.
It's still a predominantly house-first suburb: around 76% of dwellings are separate houses, with the remaining 24% split across townhouses, units and other dwelling types.
The leading occupations locally are Professionals (23%), Clerical and Administrative Workers (15%) and Technicians and Trades Workers (14%). The top employing industries are Hospitals (excluding psychiatric), Takeaway Food Services and Other Social Assistance Services, reflecting Erina's role as a commercial and medical hub for the wider area.
Crime sits at a score of 30 out of 100, where a higher number means more crime, a level consistent with a suburb carrying a busy retail and commercial centre rather than a purely residential one.
Housing options for owner-occupiers
Erina sits in the middle of the pack for price among other Central Coast suburbs. Its central location and range of dwelling types, from houses to townhouses and units, make it a flexible entry point for buyers who want to be close to shops, schools and medical services rather than the beach itself.

Renting before you buy, or renting out a room
If you're relocating and renting first, median rent for a house in Erina is $750 a week, down slightly over the past quarter and year but up 22.95% over three years and 36.36% over five years. Units sit at $668 a week, up 7.74% over the year and 59.05% over five years, the steepest five-year climb of any rent figure in this dataset. On the room rental side, 27 people were looking for a room locally against no rooms advertised online at last count, the widest supply gap of any suburb profiled so far.
Schools and childcare
Public schools: government schooling within Erina covers Woodport Public School (primary) and Erina High School (secondary). For nearby primary options in surrounding suburbs, see our Wamberal and Terrigal suburb snapshots.
Private schools: Central Coast Adventist School (K-12, combined) sits within the suburb.
Early learning & childcare: there are eight childcare and early learning services in the suburb (of nine listed): Bright Buttons Children's Development Centre, Erina Kindergarten, Footprints Early Learning Centre, Karalta Cottage Kindergarten, The Beach Early Learning Centre, Woodport Early Learning Centre and WOOSH Care.
Health and everyday amenities
Erina has its own private hospital, Central Coast Day Hospital, within the suburb, along with Erina Fair and the surrounding retail and medical precinct covering most everyday needs without a drive to Gosford. Green Point and Wamberal residents are among those who lean on Erina for the bigger shop.
A well-established, centrally located neighbourhood
Erina's SEIFA scores (the ABS's measure of relative socio-economic advantage) have sat in the mid-range, roughly 5 to 7 out of 10, across every Census since 2001, close to the national “above average” mark of 5 rather than climbing steadily like Killarney Vale or sitting consistently high like Wamberal. Median household income has grown from $766 to $1,010 a week since 2006. For a buyer prioritising location, being close to shops, schools, medical care and transport tends to matter more here than chasing further capital growth.
Getting around
Erina sits on the Central Coast Highway, close to East Gosford and Gosford itself, with the region's other suburbs, including Wamberal, Terrigal and Green Point, all a short drive away.
Our local favourite
Erina offers the Central Coast's biggest shopping and services hub in one suburb, with Wamberal's and Terrigal's beaches both close enough for a regular visit.
