The leading occupations locally are Professionals (35%, the highest proportion of any suburb built so far in this project), Managers (18%) and Technicians and Trades Workers (11%). The top employing industries are Hospitals (excluding psychiatric), Secondary Education and Primary Education.

While the suburb predominantly consists of free-standing homes, there are also a small number of townhouses and apartments available. Some of the Central Coast's best beachfront properties are also located in North Avoca, though they rarely come to market. The majority of properties in North Avoca are owned with a mortgage, and occupied by families with children. If you're after a Central Coast acreage, North Avoca is not the suburb for you.

Health and everyday amenities

Day-to-day needs are otherwise well covered nearby in Terrigal, which offers supermarkets, cafes, dining and medical services just a short drive away.

An exclusive, high-income beachside neighbourhood

North Avoca's SEIFA scores (the ABS's measure of relative socio-economic advantage) have sat at the very top of the scale, around 10 out of 10, across every Census since 2001, well above the mid-point of 5. That tracks with the suburb's income data: median weekly household income of $2,800 is the highest of any suburb built so far in this project, and owner-occupiers now make up 83% of households. There's no public or community housing in North Avoca at all, so this isn't a due diligence flag. Worth noting honestly: despite that strong socio-economic profile, house prices here are down 2.84% over the past 12 months and 3.71% over five years, a reminder that even sought-after suburbs can see short-term softening.

Getting around

North Avoca is an 18 minute drive to Gosford train station, or a 24 minute drive to the M1 motorway, which connects to both Sydney and Newcastle.
